 MacPorts 2.7.2

 xcrun --sdk macosx --show-sdk-path
 /Applications/Xcode.app/Contents/Developer/Platforms/MacOSX.platform/Developer/SDKs/MacOSX12.3.sdk

 xcodebuild -version
 Xcode 13.4.1
 Build version 13F100

 use_xcode yes  worked for me as well
